Rental costs in Montenegro: compare rent, bills and upfront payments

Build a clear rental budget by separating monthly rent, utilities, deposits, prepaid rent and any quoted agency fee for the specific property.

Compare the monthly budget and the amount due before entry

Two apartments with the same asking rent can require different monthly budgets and different amounts before you move in. Start with two separate lists: regular costs during the tenancy, and payments required before entry. Keep a refundable deposit separate from rent and make clear which rental months any prepayment covers.

Use the terms for your chosen home. The figures in a listing are the owner's asking terms, and any costs still awaiting confirmation should remain open items rather than being filled with an estimate presented as a fixed total.

Put every regular cost beside the rent

For each cost, ask who pays, how it is charged and when it is due. Some charges may be fixed, while electricity or water may depend on consumption. Ask how meter readings and bills will be recorded at handover and during the tenancy.

The published Tivat 84 m² example has an €800 monthly asking rent and a €16.80 building-maintenance charge. Electricity and communal utilities are separate. Internet is mandatory and paid by the tenant, with the current package charge to be confirmed. Adding rent and building maintenance therefore gives only a partial fixed subtotal, not the complete monthly cost.

  • Rent and its charging period.
  • Building maintenance or other fixed building charges.
  • Electricity, water and communal services, including the billing basis.
  • Internet and any required package or activation payment.
  • Parking or other services where they are separately charged.

Separate the deposit from prepaid rent

Ask for the deposit amount, what it covers, how its return will be handled and the agreed process for any deductions. If the owner requests first and last rent, identify the exact months those payments cover and whether another rental payment falls due at entry.

Do not assume a deposit equals one month's advertised rent. The amount and basis need confirmation for the particular home. When you receive a combined upfront figure, ask for its components so the deposit, rent credit and any fee can be understood separately.

Check any fee against the written offer

If a Riviera Pulse service or placement fee applies to your enquiry, ask for the exact written quotation, who pays it, what it covers and when it becomes payable. Check the total payable, including any applicable tax treatment, before agreeing.

A property owner's management arrangement does not establish the tenant's fee. Keep the rent and owner charges separate from any quoted Riviera service, and ask about anything in the total that is unclear.

Make a like-for-like comparison

Use the same arrival and departure dates and the same number of occupants for each enquiry. Record which bills are included, which are fixed and which are variable. A lower winter rent may cover fewer months than a year-round offer, so compare the period you actually need.

Before you choose, ask for a clear summary of the exact property, dates, rent, additional costs and payments due. Send Riviera Pulse the listing link and your planned stay so we can check the remaining details with the owner.

  • Regular costs: confirmed fixed amounts plus clearly identified variable bills.
  • Before entry: each payment, purpose, due date and any month it is credited against.
  • Open items: the unanswered cost questions to resolve before agreement.
