Property management in Tivat, Montenegro

Keep your property, the people working on it and the next decisions organised while you are away. Riviera Pulse coordinates checks, maintenance, preparation and owner updates around an agreed plan for your Tivat home.

Local oversight, with a clear next step

Owning a home in Montenegro often means arranging work from another country. A cleaner, contractor or building contact may already handle part of it. We bring the agreed property tasks together, keeping completed work, outstanding issues and decisions visible to you.

Choose a single task, regular property care or a wider management arrangement. Start with how you use the property, what already works and what you would like to delegate. For holiday rentals, our rental management service brings bookings, guests and changeovers into a separately assessed operating plan.

01 / The work around your home

What our property management services include

Select the work your property needs. Your plan states the tasks, visit frequency, responsible people and reporting arrangements before we begin.

01

Property checks while you are away

Scheduled visual checks of agreed accessible areas, with dated photos and a factual report. We record visible changes, areas that could not be checked and issues requiring your decision or a qualified provider.

02

Arrival and departure preparation

Organise agreed cleaning and practical preparation before your visit, or closing checks after you leave. Confirm readiness, outstanding jobs and the actions completed around your dates.

03

Maintenance coordination

Record the problem, arrange a provider quote, obtain your approval and coordinate access. Follow-up distinguishes what we observed from the contractor's technical assessment and keeps unresolved work visible.

04

Cleaning and provider coordination

Work with your existing cleaner or organise another suitable provider. Agree the cleaning brief, appointment, access and completion record, with cleaning costs quoted for the property's condition and requirements.

05

Routine invoice tracking

Keep a practical record of agreed invoices, due dates, reminders and owner payment evidence. Monthly care includes tracking up to four invoices within its shared routine-support allowance; you pay providers and utilities directly.

06

Owner and portfolio reporting

See completed tasks, photos, open issues and the next approval in a concise update. For several properties, agree property-level records and a consolidated view of the work and decisions.

02 / A clear proposal

Full management at 15%

Our full-management fee is 15%. Your proposal confirms the revenue basis, included work and separate operating costs.

Property and location
Size, layout, access and travel affect the plan. Standard apartment-care rates apply on an agreed Tivat route; villas, gardens, pools, complex access and other locations require a tailored proposal.
Frequency and scope
Agree scheduled checks, preparation dates, coordination time and reports. A monthly care plan and full rental management cover different work, and each inclusion is stated in the proposal.
Providers and additional work
Cleaning, repairs, materials and specialist services are identified separately. Genuine extra visits or time have an agreed scope and maximum cost. Work that fits an already-paid visit or allowance is not charged twice.
Several properties
A combined quote considers nearby addresses, shared tasks, visit windows and workload. Visits and responsibilities remain clear for each property, including seasonal changes in how it is used.

03 / Your property, your decisions

Agree responsibility before handing over access

Your plan names the coordinator, approved tasks, access arrangements, spending limits and route for urgent issues. Costs outside the agreed authority come back to you for approval. You retain property decisions and pay providers directly.

Scheduled checks record visible conditions; specialist diagnosis and repairs are handled by the appropriate provider. Work within your apartment is distinct from the formal management of a building's shared areas. Service hours and any additional attendance are confirmed for your arrangement.

04 / Getting started

From your property brief to useful updates

Bring us the gaps you want to resolve, along with the arrangements you want to keep.

  1. 01

    Tell us about the property

Share the location, size, how you use it, your next arrival or absence and existing providers. Identify the work that currently takes your time or lacks a clear owner.

  2. 02

    Agree the scope and quote

We assess the tasks, route and delivery arrangements. The proposal identifies inclusions, separate costs, frequency, responsibilities and the decisions you retain.

  3. 03

    Set up the working plan

Confirm authorised contacts, secure access, the agreed checklist, approval limits and reporting channel. Start dates and availability are confirmed before scheduling.

  4. 04

Receive reports and review the plan

Follow completed work and open issues through owner updates. Review the scope when your property use, season or priorities change, and agree changes before additional work.

Property management questions

Where in Montenegro does Riviera Pulse provide property management?

Our current property care and management service is centred on Tivat. Tell us the exact location before requesting a plan. Other areas or properties with more complex requirements need an individual assessment and confirmation of delivery arrangements.

Can I keep my existing cleaner or caretaker?

Yes. We can organise agreed support alongside your existing providers. The plan records who handles each task, what evidence is required and who follows up, so useful existing arrangements can continue.

Do I need a monthly property management plan?

No. You can request one property check, arrival or departure preparation, supplier access or separately agreed coordination. We confirm the property, scope, route, appointment and price before booking work.

Is holiday rental management included in property care?

Monthly property care includes its stated checks, reports and routine-support allowance. Bookings, guest communication, dynamic pricing and complete changeovers are part of a separately agreed rental-management arrangement, assessed and quoted for the property.

What will an owner report show?

An agreed care report shows the visit date, completed checks, relevant photos, changes and anything that could not be checked. Open items identify the next action, responsible person and decision needed. The sample Owner Brief demonstrates the format with fictional content.
