Is Riviera Pulse taking owner enquiries?

Yes. We provide property care in Tivat. Tell us what you need and we will discuss fit and availability. An enquiry does not book a visit or create a payment commitment.

Can I start with one Property Review?

A single review can be the first step. Before arranging it, we agree the accessible areas, checks, report, availability and price. The proposed record includes observations, photos, unchecked areas and suggested next steps. Any ongoing Owner Plan is a separate decision.

Can I keep my cleaner, caretaker or agent?

Yes, where your existing agreements and access arrangements permit it. Tell us what they already handle and what still needs attention. The proposed scope can focus on those gaps without transferring your rental listing or replacing a provider.

What rental support can I enquire about?

You can ask about proposed advice on readiness, presentation and pricing. Availability and the permitted scope must be confirmed. Active listing or price changes, guest operations and rental-money handling are not currently offered. No rental-income or occupancy outcome is promised.

How are visits and other work priced?

We agree the price for a visit or care scope before you commit. Riviera’s fee, supplier costs and any additional work are identified separately. Cleaning, repairs and extra visits are not automatically included in ongoing care. Your initial enquiry creates no payment commitment.

Who approves work and costs?

The agreed Owner Plan sets out who can act, what routine work is authorised and which decisions stay with you. Extra work outside that scope waits for approval of its cost, access and timing.

What should I include in my enquiry?

Share the property area, how you use it, the help you need and any relevant timing. Mention existing providers if useful. Do not send access codes, identity documents, financial details or platform credentials.

What does property care for an absent owner include?

The agreed scope can include visual condition checks, a dated record of observations, arrival or absence preparation, and coordination of approved work. Visit frequency, access, responsibilities, costs and reporting should be written down. Riviera Pulse discusses these needs during an enquiry before confirming any service.

How is property care different from rental management?

Property care focuses on the condition, readiness and follow-up needs of the home. Rental management may also include listings, bookings, guests and rental payments. Riviera Pulse currently takes property-care enquiries in Tivat. We do not currently offer rental operations, sales or letting brokerage, tenant finding, lease negotiation, guest registration, or rent and deposit handling.

What should a useful visual property-check report show?

A useful property-care report records the visit date, observable condition, relevant photos, uncertainties, decisions needed from the owner and the next action. If follow-up work is agreed, it should also identify responsibility and the evidence needed for completion. Our sample Owner Brief illustrates this structure and contains no customer data or claimed result. A visual check is not a technical survey, valuation or safety certification.
