Match the rental period to your plans

A monthly price does not tell you how long you can stay. A coastal apartment can be offered at a monthly winter rate for a fixed season, at a year-round rate for a longer tenancy, or as a holiday stay with a different charging basis. Start with your intended arrival and departure dates, then compare offers that cover that whole period.

Use the rental-type label as a starting point and read the property details. Long-term does not establish an agreed twelve-month contract, and a winter price does not establish a summer price. Confirm the exact period with the owner for your enquiry.

What to check in a winter or seasonal offer

A seasonal offer has a defined window. For example, Riviera Pulse's two Donja Lastva listings advertise 25 October 2026 to 30 April 2027, for stays of up to six months. Check the exact dates available for the particular apartment and whether they cover your stay. Each current offer is limited to two tenants.

Ask what happens at the end: when the property must be returned, whether an extension is possible, and what price and terms would apply. Put any agreed extension in writing before relying on it. Do not build your plans around an assumed continuation into summer.

What to check for a year-round stay

A year-round enquiry needs a property whose owner is willing to agree the full intended period. Confirm the start and end dates, monthly rent, any price changes within that period and the arrangements if you need to leave earlier.

The Tivat 84 m² apartment is presented for long-term rent throughout the year. Its published €800 monthly asking rent is separate from building and utility costs, and internet is mandatory and tenant-paid. This is a useful example of why a year-round label and the cost details need to be read together. Current availability and the final agreement are checked with the owner.

Check how the home works during your stay

For a winter stay, ask how each room is heated, how hot water is provided and which costs you pay. Confirm that the equipment shown in the photographs belongs to the apartment you are renting and will be included at handover.

If you will work remotely, ask about the installed internet package, payment and activation arrangements. A speed test during a viewing is more useful than an unqualified Wi-Fi promise. Check ventilation and any visible moisture, and ask the owner about anything that concerns you before agreeing.

Compare the whole offer before confirming

Compare rent and bills over the same intended period. Then list the deposit, prepaid rent and any separately quoted fee, with the amount, due date and purpose of each payment. An amount paid before entry may be credited to a later rental month; make that allocation clear so the same rent is not counted twice.

Send the property link, dates and number of occupants with your enquiry. Tell us if your departure date is flexible or if a year-round home is essential. Riviera Pulse can then ask the owner the specific questions that affect your choice.
