Initial Property Review
After your enquiry, we discuss the property and your existing arrangements. If a visit is suitable, we agree its scope and price. The proposed Property Review gives you a record you can use whether or not you choose ongoing care.
Discuss a first visitAvailability, scope and any fee are agreed before the visit. An Owner Plan sets out any further care you choose. A visual review is not a specialist building survey.
How it works
Agree what is needed, who can act and which decisions stay with you. The record should make completed work and unresolved issues easy to distinguish.
Record the visible condition, relevant photos and anything that could not be checked.
Set out the proposed work, Riviera fee, supplier cost and the approval needed before it proceeds.
Confirm who is responsible, the agreed timing and when the owner will receive the next update.
Confirm the result with the agreed evidence. Keep unresolved or deferred work visible with a reason and next step.
Owner reporting
This fictional example follows one repair from observation to completion and shows another issue still awaiting approval. The dates, costs and records are illustrative, not customer results.
Day 1, 10:00. The balcony door rubs against its frame. The coordinator records the location and an illustrative photo reference.
Day 1, 15:00. Example supplier quote: €45. Riviera coordination fee: €15. The owner approves the adjustment and both amounts before work is arranged.
Day 2, 09:00. The supplier visit is agreed for Day 3. The coordinator confirms access. The next owner update is due after the visit.
Day 3, 14:00. The door opens and closes without rubbing. The example record includes a dated check, before-and-after photo references and the supplier invoice for €45.
A separate mark below the bathroom sink needs checking. No repair is authorised. The coordinator will ask whether to arrange a plumber and update the record on Day 4.
Rental support
We are developing advisory support for listing readiness, presentation and pricing. You would keep your listing and receive rental income directly. Active account changes, guest handling and full rental operations are not currently offered.

Montenegro market context · MONSTAT
Montenegro’s 2023 census recorded a large number of seasonally used homes across the coast. Property care therefore involves more than nightly rates.
MONSTAT defines seasonal-use dwellings as homes used temporarily or for several months of the year. The category does not establish ownership, vacancy, rental status or management demand.

Yes. We provide property care in Tivat. Tell us what you need and we will discuss fit and availability. An enquiry does not book a visit or create a payment commitment.
A single review can be the first step. Before arranging it, we agree the accessible areas, checks, report, availability and price. The proposed record includes observations, photos, unchecked areas and suggested next steps. Any ongoing Owner Plan is a separate decision.
Yes, where your existing agreements and access arrangements permit it. Tell us what they already handle and what still needs attention. The proposed scope can focus on those gaps without transferring your rental listing or replacing a provider.
You can ask about proposed advice on readiness, presentation and pricing. Availability and the permitted scope must be confirmed. Active listing or price changes, guest operations and rental-money handling are not currently offered. No rental-income or occupancy outcome is promised.
We agree the price for a visit or care scope before you commit. Riviera’s fee, supplier costs and any additional work are identified separately. Cleaning, repairs and extra visits are not automatically included in ongoing care. Your initial enquiry creates no payment commitment.
The agreed Owner Plan sets out who can act, what routine work is authorised and which decisions stay with you. Extra work outside that scope waits for approval of its cost, access and timing.
Share the property area, how you use it, the help you need and any relevant timing. Mention existing providers if useful. Do not send access codes, identity documents, financial details or platform credentials.
