Holiday rental management / Tivat, Montenegro

Rental property management in Tivat, Montenegro

Alongside rental operations, we offer ongoing OTA optimisation and revenue management for individual properties and portfolios. We review channel performance, refine pricing and listings, and track results over time. The scope can focus on online sales alongside your existing assistant or team, or include agreed guest and changeover support.

A rental arrangement built around your apartment

A short-term rental needs more than a clean apartment. Listings, rates, calendars, guest instructions and changeovers need to work together. We assess the support you want to delegate and agree who handles each part, the service hours, account permissions and total charges.

Keep the bookings or providers you already manage well, or ask about a wider summer operating scope. Your proposal can combine selected modules or a full arrangement, with property decisions and operating limits kept under your control.

01 / The rental operating plan

What rental management can bring together

These services form part of the assessed proposal for your property. Monthly property-care packages do not automatically include rental operations.

01

Our study: up to 28% more revenue, 20% higher occupancy

Our completed study shows that properties using our OTA optimisation and revenue management typically achieve revenue growth of up to 28% and occupancy growth of 20% compared with baseline performance.

02

OTA listing optimisation

Review Airbnb, Booking.com, Agoda and other agreed channels: descriptions, photographs, visibility, conversion, booking conditions and promotional tools. Assess underperforming channels and suitable additional platforms, with clear approval and publication responsibilities.

03

Dynamic pricing & competitor reviews

Review each property against seasonality, demand, booking pace and comparable listings. Regularly adjust authorised rates, minimum stays and promotions within agreed limits, considering platform commissions and the costs of each booking.

04

Guest communication and arrivals

Coordinate pre-arrival information, ordinary guest questions, arrival instructions and departure guidance. Agree check-in, check-out or self-check-in support, the responsible person, languages, service hours and escalation.

05

Cleaning, laundry and changeovers

Schedule the agreed cleaner and laundry provider around departure and arrival times. Define linen, supplies, access and readiness checks, then record omissions and follow up before the next handover.

06

Maintenance and stay issues

Log the issue, request the required approval, coordinate the suitable provider and record progress. Agree spending authority and emergency contacts in advance, with specialist work and additional attendance identified separately.

07

Revenue & channel performance

Track occupancy, average daily rate (ADR), RevPAR, revenue after platform commissions and channel performance using the available records. Review conversion where data is available, and distinguish revenue from profit after recorded costs.

02 / Fees and operating costs

Full management at 15%

Full management is 15%. Standalone OTA, pricing or selected rental services are quoted separately. Your proposal defines the revenue basis, included work and separate operating costs.

Property, season and booking activity
Location, size, access, letting period, expected changeovers and arrival windows shape the workload. A single apartment and several units need different delivery plans.
The work you delegate
Channels, guest-support hours, languages, calendar tasks, pricing review and on-site attendance affect the scope. Your proposal identifies the responsibilities retained by you or existing providers.
The complete cost picture
Setup, recurring and variable Riviera fees, cleaning, laundry, consumables, supplier work and any platform or software charges are shown clearly, with applicable taxes and approval limits.
A clear revenue base
If a percentage applies, the proposal defines how platform charges, cleaning fees, taxes, refunds, deposits and any minimum fee are treated. The fee basis and reporting period are agreed together.

03 / Access and owner control

Set the operating rules before the first stay

You retain control of your property and accounts. We agree authorised account roles, rate limits, owner-use dates, booking and cancellation decisions, compensation approvals and the person responsible for any hosting or registration duties. Providers and utilities are paid directly by the owner under our current model.

Guest-support languages, response coverage and escalation are agreed for the actual delivery arrangement. Around-the-clock cover is included only where a separately agreed arrangement provides it. Any urgent attendance, substitute provider or changed cost follows the agreed approval process.

Rental income and demand vary. Dynamic pricing and reporting help you review decisions using the agreed records; they do not guarantee occupancy, revenue or recovery of guest damage costs.

04 / Preparing your rental

Assess, agree, set up and review

The starting point is your property's actual operation, including what already works and what needs support.

  1. 01

    Share your rental brief

Tell us the location, bedrooms and bathrooms, letting period, owner stays, booking channels and approximate changeovers. Include your existing cleaner and the tasks you want to keep or delegate.

  2. 02

    Assess the operating arrangement

Confirm the property requirements, team and provider availability, arrival windows, account roles and service hours. Agree the management fee, provider costs, responsibilities and any remaining setup conditions.

  3. 03

    Prepare the property and accounts

Set the agreed property information, guest instructions, secure access process, calendar rules, rate limits and changeover checklist. Confirm who approves and publishes account changes.

  4. 04

    Coordinate stays and review results

Follow bookings, guest requests, preparation and maintenance through the agreed task record. Review rates, fees, recorded rental activity and open issues on the agreed reporting schedule.

Rental management questions

Can you manage OTA performance alongside my existing team?

Yes. Ongoing OTA optimisation and revenue management can be agreed separately from guest support and on-site operations. We set property-level KPIs, account permissions, review frequency and reporting, while your assistant retains the agreed listing-administration tasks. Direct-booking market research and acquisition campaigns can be scoped separately, with their own budget.

Do you offer full summer rental management in Tivat?

Yes, as a tailored service confirmed after assessing the property and delivery arrangements. The proposal can bring together listings, pricing, calendars, guests, arrivals, changeovers and reporting, with the responsible team, permissions, service hours and price agreed before acceptance.

What is your full-management fee?

Our full-management fee is 15%. Before work begins, your proposal defines the revenue basis, included services and separate costs, including how platform commissions, cleaning, taxes and refunds are treated. Standalone OTA and pricing services are quoted separately.

Can you work with my cleaner and booking accounts?

Yes, where the arrangement is suitable. We agree provider responsibilities and authorised account roles while you retain control of your accounts. Cleaning and laundry have an assessed scope and price, and the proposal explains who checks readiness.

Can I choose dynamic pricing without full rental management?

Yes. Pricing support can be a standalone service or part of the summer-management arrangement. We agree the channels, review frequency, rate limits, account permissions, deliverables and fees before changing live rates.

Is guest support available 24 hours a day?

Guest-support hours, languages, contacts and escalation are confirmed for your chosen arrangement. Twenty-four-hour cover is included only if a separately agreed delivery arrangement actually provides it; it is not an automatic inclusion.

Do you manage rentals elsewhere in Montenegro?

Our current service is centred on Tivat. Send the precise location if your property is elsewhere. We assess the route, staffing, providers and work required before confirming whether a suitable arrangement can be offered.

Tell us how you want your rental to operate

Send the location, property size, letting period, booking channels and support you want to delegate. We will assess the arrangement and prepare a clear scope and fee proposal.

Keep account passwords, guest data and entry codes out of the first enquiry. Authorised access is arranged separately during setup.
