OWNER GUIDES / TIVAT

Before returning to your Tivat apartment: an arrival checklist

Give your local contact a clear arrival brief: access, outstanding property issues, agreed cleaning, ordinary checks and a dated update before your stay.

By Riviera Pulse ·

After an apartment has been empty, a clear arrival brief helps you decide what needs attention before you travel. Separate a visual readiness visit from cleaning, repairs and other requested preparation. Each task needs an agreed scope, availability and price; asking for an arrival check does not automatically book them all.

Share the essentials without sharing access codes publicly

Start with the property's area in Tivat, your expected arrival and departure dates, the services you want and any relevant deadline. Explain whether you are the owner or authorised to arrange the work. An initial enquiry does not need an alarm code, key location, identity document or other sensitive access detail. Arrange secure access separately once the service is agreed.

Review what happened while you were away

Read the latest care report and make a short list of unresolved observations, supplier recommendations and owner decisions. Ask which work has actually been completed and which is still awaiting approval. A supplier booking is not the same as a completed repair, and an old photograph is not confirmation of the property's condition today.

If a new issue needs specialist assessment, resolve responsibility and scope before relying on an arrival plan. A visual readiness check cannot certify electrical, plumbing, structural or other technical safety. The care visit checklist explains the limits of a visual visit.

Choose the tasks you actually need

  • An agreed visual check of accessible rooms and any known issue locations.
  • Cleaning with a defined scope, including any specific areas or linen arrangements you request.
  • Ordinary equipment or utility checks only where expressly agreed and appropriate instructions are available.
  • Coordination of separately approved maintenance or supplier attendance, with completion evidence.
  • The agreed handover or access arrangement for your arrival.

For each selected task, confirm who does it, what is excluded and how additional costs are approved. Do not assume groceries, airport transfers, round-the-clock assistance or specialist services are included in property care. Request any extra requirement separately and check whether it can be provided.

Ask for a dated readiness update

A useful final update states when the property was visited, what was completed and what remains outstanding. Ask for relevant photographs and any limitation that could affect your plans. If something could not be checked, it should be recorded as unknown rather than passed. The illustrative owner report is a useful starting point.

Send a clear next-step enquiry

You can start with: ‘I have an apartment in [area of Tivat] and expect to arrive on [date]. I would like to discuss [visual check / cleaning / maintenance coordination]. The outstanding issue is [brief description]. Please confirm the proposed scope, availability and price.’ Keep access credentials out of this first message.
